A lit property is visibility infrastructure.

Colorado dark hits at 4:30 and takes your storefront, clubhouse or community entrance off the street's mental map with it. Warm light puts it back — and makes your block the one people photograph, tag, and drive past on purpose.

The problem

The season that decides your year is also your busiest.

November and December decide the year for retail, restaurants and hospitality — and set the tone for every community that wants its entrance to feel like home. Neither a manager nor a volunteer board has an afternoon to become a lighting contractor.

01

Invisible after 4:30pm

Colorado winter darkness swallows unlit storefronts during peak shopping hours. Light is how you stay on the street's mental map when everyone else goes dark.

02

Liability you don't need

An employee on a ladder in December is a workers-comp claim waiting to happen. Our insured crews carry that risk, and your landlord gets the certificate.

03

Displays that half-fail

A dark strand in week two reads worse than no lights at all. Weekly checks and 48-hour repairs keep it opening-night perfect through New Year's.

The solution

ROI, not ornaments.

Storefront & facade lighting

Rooflines, awnings, window frames and entry features designed to read from across the street, not from the sidewalk.

Trees & grounds

Wrapped trunks and lit canopies that turn patios, walkways and parking approaches into places people linger.

Total season service

Design, commercial-grade product, after-hours install, weekly checks, takedown and off-season storage. One vendor, one invoice.

Permanent option

App-controlled year-round lighting from Leatherback Lighting: one install, then every holiday and game day handled from your phone.

Case study · 740 Front, Louisville
“He did our lights around our historic bar in our restaurant at 740 Front. It's never looked so good.”

Fred and Robin always felt tucked away in a quiet corner just off Main Street. We added warm roofline lights and wrapped their antique bar in custom lighting — now the building glows from blocks away, pulling in passersby and creating the lively, welcoming vibe they always pictured.

Fred’s words on the rest of it: “He and his team also did the exterior lighting around our building and it is exactly what we wanted.”

Food’s great, staff’s better, and the vibe is unmissable — stop in, grab a bite, and tell ’em Jeff sent you.

How it works for businesses

Zero disruption to your operation.

Your customers see the finished glow. They never see the ladders.

01

Assessment

We walk the property, talk goals and budget, and design for how customers actually approach your door.

02

After-hours install

Crews work early morning or after close. Your customers see the finished glow, never the ladders.

03

Season-long upkeep

Weekly site checks, 48-hour repairs at no charge. It looks like opening night in January.

04

Takedown & storage

We remove and store everything after the season, and your price is locked for 3 years.

Grounds & ground cover

Turn your ground cover into a one-of-a-kind look.

Everybody lights a roofline. Almost nobody lights the beds, junipers and low plantings along the walk your customers actually use — which is exactly why it stops people. Woven light at ground level, red under warm white, catching the snow it sits in.

It's the part of a property no kit covers, so we design it by hand for your beds, your grade and your entry path. Let us help you build something no other building on the block has.

HOA clubhouse entrance with warm white roofline, an uplit ornamental tree and lit beds under snow
Clubhouse, entry monument and common-area beds — one design, one crew, one invoice.
HOAs & communities

Make your HOA stand out.

Entrances, monuments, clubhouses and common areas — lit as one composition instead of four vendors' worth of mismatched strands. Residents notice the entry every single night they drive home.

Board-friendly: one insured vendor, COI on file, a flat price your budget can approve, and the same number next year.

One install. Every holiday, every game day, after that.

Track-mounted permanent lighting sits invisible by day and changes color from your phone at night. Orange in October, red and green in December, team colors on game day, warm white the rest of the year — with no seasonal install line item ever again.

Commercial FAQ

Questions owners and boards ask.

Can you provide a certificate of insurance for our landlord?
Yes. Family Holiday Lighting is fully insured and sends certificate-of-insurance documentation with every commercial proposal, before you have to ask for it. Full details are on our warranty and insurance page.
Do you install commercial Christmas lights outside business hours?
Yes. Most commercial installs in North Denver happen before opening or after closing, so your customers never see a ladder or a cone on the property.
What happens if part of the display fails during the season?
Family Holiday Lighting inspects every commercial display weekly and repairs anything reported within 48 hours at no additional charge, through New Year's. Weekly checks catch most failures before a customer notices them.
Can multiple locations go on one contract?
Yes. Multi-property, portfolio and multi-site contracts are billed on a single invoice, which is how Family Holiday Lighting works with property managers and multi-location operators.
What cities do you serve for commercial and HOA lighting?
Family Holiday Lighting serves commercial and HOA properties across North Denver and Boulder County, including Longmont, Erie, Louisville, Lafayette, Boulder, Broomfield and Lyons — we light the City of Lyons' Main Street and Sandstone Park.
How does commercial holiday lighting work for an HOA board?
Family Holiday Lighting walks the community with whoever owns the decision, then sends one board-ready proposal: scope by area (entrances, monuments, clubhouse, common-area trees and beds), a flat price, insurance documentation and the contract term. Approve it once and the price is locked for 3 years, so it stops being a line item the board re-argues every fall.
Can you light several HOA entrances and common areas on one contract?
Yes — that is the normal shape of an HOA job. Every entrance, monument, clubhouse and common-area feature is designed as one composition, installed by one insured crew, and billed on one invoice.
Is permanent lighting worth it for a business?
Permanent track lighting usually pays off for a business that would light its building more than one season out of two. One install replaces every future seasonal install, and the same track covers Halloween, the holidays, game days and everyday accent light.

For boards and operators

Commercial and HOA questions

Insurance documentation, after-hours scheduling and multi-property invoicing are all standard. Ask about anything else.

Can you provide a COI for our landlord?
Yes. We're fully insured and COI documentation is standard on every commercial job — sent with the proposal, not after you ask.
Do you install outside business hours?
Yes. Most commercial installs happen before open or after close so your customers never see a ladder or a cone.
What if part of the display fails?
Season site checks catch most issues before you notice them, and anything you report is repaired within 48 hours at no charge.
How does this work for an HOA board?
One proposal your board can vote on: scope by area, a flat price, insurance documentation, and the term. Approve it once and the number holds for 3 years.
Can several locations or entrances go on one contract?
Yes. Multi-property, portfolio and multi-entrance contracts on a single invoice are exactly how we work.
Is permanent lighting worth it?
Usually, if you'd light the building more than one season out of two. One install replaces every future seasonal install.
